At Last! A landlord who knows have to use common sense. I bet you have good applicants/tenants and run your rental property like a business. Good luck in this business...

You know what I did? I stopped posting on Craigslist. That saved me a lot of horrible tenants. I figure the good ones know Craigslist is a horrible place to look now anyways due to all of the scams. If they're smart enough to figure that out, they must have a decent IQ and street smarts. I use other, local sites that people would have to dig a little for. Less people find my listing, but the ones that do are usually very good. There are the inevitable few that get to me and are approved by my screening process and turn out to be less than ideal tenants, but I guess that's the nature of this business. My good applicant to crackhead applicant ratio has gone from 1:5 to 5:1, however.
