Much depends on your target audience. I get 700+ candidates, but I generally stick to above 600. Look to the other residents in your area. If they are all typical 700+ people, i.e. homeowners, you should be able to get similar quality.
Remember, the higher the rent, the lower quality of tenant you will get.

Eric,
What makes you say the higher the rent, the lower the quality of the tenant?? I have found the opposite to be true...when my 1 bedroom is dropped to the price of a studio, I get all the pool of applicants who would typically only have the $$ for a studio precisely because they have crappy low paying jobs, or can't keep a job, and the best they can cough up for housing is a couple of hundred dollars a month...
So just curious where you base this on. When I originally posted my ad for a 1 bedroom, I priced ithr same as 2 bedrooms and I didn't get any phone calls or emails in response so I knew it was priced too high and dropped the rent accordingly..

I took that as a misstatement, but if not, I would like to the explanation too.
