Our rental agreement states that tenant is required to have all utilities in their name. Tenant was fully aware that I would not be keeping it on in my name & has had more than enough time to take care of it. I've never had a tenant not get the water turned on, but I know they can keep living there w/out it. So is it a 5 day, 7 day, or 10 day notice?

Let me tell you again. The Health Department and a lawyer will be in touch to explain the law. If you want to know faster, call the Health Department and tell them you shut off a tenant's water. See what they say. If you are smart, you will be on your way now to turn the water back on. That is, if you are smart. If you are not smart, you will leave it turned off.

Jake, he did not shut off "the tenant's water". He shut off his own water, and the tenant failed to turn on a new account as agreed. The owner is not obligated to keep the water in his name when it is agreed in writing that the new tenant will get their own utility accounts.
Many of my properties have had the water turned off while they are vacant and the new tenants call the water dept to turn it on. Do you think they will call the Health Dept" on me because they were too stupid to get the water turned on? (Then again some tenants have the health dept on speed dial.) Lol!!!

Was the rental occupied while the water was cut off? If so, the landlord has a problem.
