Eric,

What makes you say the higher the rent, the lower the quality of the tenant?? I have found the opposite to be true...when my 1 bedroom is dropped to the price of a studio, I get all the pool of applicants who would typically only have the $$ for a studio precisely because they have crappy low paying jobs, or can't keep a job, and the best they can cough up for housing is a couple of hundred dollars a month...

So just curious where you base this on. When I originally posted my ad for a 1 bedroom, I priced ithr same as 2 bedrooms and I didn't get any phone calls or emails in response so I knew it was priced too high and dropped the rent accordingly..
