How long after rent is past due do you give your tenants a Pay or Quit Notice? How do you deliver by hand, regular mail, certified mail, email?

How long? About 10 minutes if you believe there is a problem. You can deliver the notice any way you feel comfortable with. You may hand deliver it or post it on the door. If you do either of these you really need to immediately send another written notice by certified mail too. Posting and mailing on the same day is best. No communication with a tenant should ever be done by email. Never give them your email address.

It depends on the tenant. If they have been long term and have always paid on time, I give them a courtesy call to find out if they are ok. I do this on the day the rent is due. I have had situations like they were in a car accident and hospitalized and no one was thinking about the rent. Otherwise, I post a P&Q on the day after the rent due date, and I mail it the same day with a tracking number.
