I have an order of possession and my tenant still will not move. can I turn off the utilities and/or cable and internet before he is removed since he has been served the order of possession?

I just read the following for your state. 15 days after the judgement the LL can have the constable give the tenant an order of possession. This notice then gives the tenant another 15 days to get out or the constable comes back and sets there stuff out. (dang that is a long time in your state!)

Your state also has some odd laws about deposit. If I were in your state I would demand 1st last and 1 month deposit. This state is a prime example that your notice to quit needs to go out on the day rent is late. You already lose too much time in court.

doesn't make sense. when you pay the magistrate for the possession order, the constable goes over and posts a lock out date and time. if the people leave, I can call and get it cancelled. if they don't leave, the constable shows up at the date & time set on the possession order and you lock them out. not sure how they're still there unless your time hasn't run yet. if it hasn't, it should be within 10 days so you just wait.

No, you don't turn off the utilities. But a lose wire is another story.
Are the utilities in their name or yours? I don't include utilities in the rental payment....
Your best bet is to wait him out, and then use small claims court.
