she doesn't have to use small claims court. if she has been granted a possession order, she already has judgment - they're issued at the same time.
something is missing from the initial post. eviction is VERY easy in PA. from the day they miss payment until they're out the door can be as short as 21 days and our magistrate's don't cut deals like I've been reading about on these forums - if they haven't paid and haven't taken VERY specific legal steps regarding escrowed rent due to repair issues, they're out - there is no defense and no deals made.

I think she wants to avoid scheduling the sheriff and have the tenant out before the sheriff does the lockout and trying to find a way to speed up their moving out. Perhaps it's a money issue since they may need to pay for this service.
