I usually use CL with great results. They email me, I email a pre-approval questionnaire back and if I hear back from them, then we move on. But out on the street are my signs with my phone number. I usually try to send it to voice mail if I don't recognize the number but yesterday I forgot and just answered it. OMG! I don't allow smoking and this sign says that. When I asked if she smoked and she said yes, I said that I was sorry but it was a no smoking property, even outside because it bothers the other tenants (true story!) She flipped her lid and went off on me big time. She then emailed me the same BS long story about how I was losing out because she was such a great tenant and that I had a lot of problems not allowing smokers. I don't take well to getting yelled at for no reason so I'm thinking of taking my number off the sign. What do you think? Someone on this board said that they get phone numbers from google??? or somewhere and that they can get new ones easily. I'd like to know more about this.

Pretty easy... just type "Google Voice" in google. That'll give you all the information you need. Highly, highly recommended to use this and not your personal phone due to crazy people like described above.

just hang up - I would never listen to anyone, especially a stranger,rant at me for any reason.

Like you, I seldom answer calls and let everything go to voice mail.

I keep a LL, that almost never gets used except for rental issues. I use that number on my signs and never give my cell# to a prospect.

I just put my website address on the sign and now I include a QR code so people can just scan it with their phone. My website has the pre-screening card, photos, floor plan, and a lost of rules for the apt. If they can't figure out e-mail then I probably don't want them as a tenant.

I got a google voice number. It goes to voice mail every time, so I never get bothered by calls while I'm at my full time job. I get the voice mail from my smart phone and I can call them backs, using #67 will block your phone number from the person you call. They never get my personal cell phone number. Voice mail gives them the chance to calm down, if they don't leave a message I don't call them back, this is something they quickly learn even though I tell them this upfront. I have a gmail account for the property for applicants, but I let tenants know that I don't check that email address unless I'm screening for new tenants so they should never leave email there, always call for emergencies or mail repair requests. I plan on using erentpayment for payments so no more giving out my home address. There's a lot of unstable people out there and no limit to what some will do if angered.
