Section 8 has a bad reputation because the quality and character of many of the tenants is very poor. When there is an issue or a tenant become difficult it is harder to rectify and remove the tenant than it would for an average tenant.

Now, that isn't to say that there aren't many great section 8 tenants. But they are harder to come by and screening is insanely more important.

Also, your home will have have to pass and be up to the standards that the Section 8 office requires which can be very picky. Any little thing wrong can become a serious issue and the tenant if they are difficult to begin with will report it and use it to hold back rent as well as try to get the money you get from program held as well.

It's not really suited to for a new landlord who is still learning. My opinion is that if you are going to go down the road of Section 8, you need to be a rock solid LL with much experience and an ironclad understanding of Housing laws, town codes and ordinances and building codes. You will have to be on top of everthing the minute something arises if not before and be diligent about all notices and procedures.

I would try to compromise with your husband and partner and ask they hold off on it until they have more experience. You will overwhelmed enough with just the everyday "normal" issue of landlording multiple tenants.

Thank you for you answer I just forwarded this to my husband.. I am so overloaded with try to find everything out that is needed with just being a LL that all this other stuff is just making me go crazy..

    You need to become well versed in the LL/T laws of your state. You can find them from the links to the right.

    I think many would say that if you are pro-T state, don't make the investment.

    why not pay a local attorney who deals in landlord cases to give you a crash course .... these sites are filled w/great info but a lot of it isn't, naturally, area specific.
