You need to become well versed in the LL/T laws of your state. You can find them from the links to the right.

I think many would say that if you are pro-T state, don't make the investment.

why not pay a local attorney who deals in landlord cases to give you a crash course .... these sites are filled w/great info but a lot of it isn't, naturally, area specific.
