water bill increases by MH (OHIO) on June 11, 2012 @22:21

                              
I am an Landlord.
My lease shows rent including water, trash and sewer to be $460 per month.
Tenant has been increasing water usage.
I gave an addendum with lowering the rent down to $400 per month and letting tenant pay his own water, trash and sewer.
Is this addendum OK to use, to change ammend lease agreement?

If both the LL and T agree and sign, of course you can amend the lease.

If you are month to month, you can give the normal notice time of a 'change to terms of tenancy'.

First though, inspect the plumbing for leaks or improperly functioning toilets. If something needs repair, fixing it might reduce water usage.

Are there new toilets in the place (low-flow)? I switched out the toilets in my building and saw my water bill cut in 1/2! Within 4 months all 4 toilets had paid for themselves in savings from the water bill.
