Lease Renewal by John (Maryland) on June 12, 2012 @08:39

I have a unit in Maryland. Last year was the first year I leased the place. I know (based on the lease I wrote), there is an automatic lease renewal. I believe the tennents have a 30 day period to indicate if they wish to forgo the renewal and leave. I asked the tennets early (June) if they wish to stay. They indicated they were satisfied and wish to stay for another year. So I'm wondering what's the best way to deal with this. Would it be prudent to re-print a lease and mail it to them (with new dates) for signatures, so I can hold them down in case they change their minds? Or should I just let it be and wait after the 30 day period (before the lease ends) for automatic renewal.

Not knowing what the lease you wrote says, it is impossible to answer your question with any certainty.

"An automatic renewal provision in a lease must provide a space for the tenant to give written acknowledgment agreeing to the provision. If the landlord cannot show the signature, initials or witnessed mark acknowledging that provision, the landlord cannot enforce an automatic renewal of the lease" (Attorney General Maryland)
