Why would it raise red flags? Like the other replier said, the grace period differs greatly from place to place. Maybe she gets paid on the 30/31st and pays it on the 1st usually like my tenants do. I have a 5 day grace period. 99% of my rent payments come between the 3rd and the 5th. If this tenant is used to doing that and there is no grace period here, she'd be late every time for doing something she's accustomed to doing. You landlords on here can be the most paranoid bunch sometimes...

As for the reason for moving, I've seen plenty of places raise their rent that much. It wouldn't be hard at all to confirm this, I'm not sure why you're having to ask this question here.

Bottom line is if you don't feel comfortable renting to her, don't. Pretty simple in the end.
