If the tenant is already asking about a 7 day grace period she plans to pay at least a week late every month. With such a great job in law enforcement she still has no cash reserve that would allow her to pay on time. You can also expect this applicant to run over the grace period as well as use it to the hilt. Another red flag is that she has her own credit copy with a glowing report. You can also bet that as a single woman she has someone waiting in the wings to move in as soon as you get out of sight. Worse than an unemployed boyfriend she may have the remainder of the family waiting. This could be the real reason she is moving. She needs a larger place for all of them.

Come on Jake, I get being careful in renting and totally agree you have to do your due diligence in pulling their credit report yourself, following up on the landlord, etc. But to "expect" this tenant to always use the week grace period and have a boyfriend waiting in the wings and worse, a family that she needs more space for? You are quite the conspiracy theorist. Maybe she has had a 7 day grace period in past places she has rented. Is it so damn wrong to want to know what the terms are? So wrong in fact that if you ask, you're a deadbeat tenant? Really? I'd see it as the tenant is getting a feel for what the rules are, plain and simple. Is she a deadbeat as well if she asks what happens in the heater breaks? Do you expect her to sabotage that and see what the landlord will do in that situation? No... it's a lot of "what ifs" that I think the tenant is being smart in asking and understanding her lease.
I can check if she's paid late in the past. I can check if she's telling the truth about her previous rentals. I can check her credit report to see if it matches up with the one she gave me. All of that is easily verifiable. To assume that she's a deadbeat who just can't wait to mess up this rental is ridiculous.

So, single people should never be allowed to rent and all of them are looking to move in their significant other right away? And how come anyone that does have a boyfriend/girlfriend it will always be an unemployed one?
Should they sign a contract that they promise to not get into any relationships or pursue dating for the term of the lease?

I have not read the rest of the posts here but Jake is right on in my opinion.
Here is another option for the original OP, don't give a grace period at all. If you have properly screened and set income criteria such that you know people can pay then your tenant will not be late they will pay rent on time or right before!
Second do not trust the credit report. Be sure you check it yourself. I am repeating others but it is important to do this yourself.
