Come on Jake, I get being careful in renting and totally agree you have to do your due diligence in pulling their credit report yourself, following up on the landlord, etc. But to "expect" this tenant to always use the week grace period and have a boyfriend waiting in the wings and worse, a family that she needs more space for? You are quite the conspiracy theorist. Maybe she has had a 7 day grace period in past places she has rented. Is it so damn wrong to want to know what the terms are? So wrong in fact that if you ask, you're a deadbeat tenant? Really? I'd see it as the tenant is getting a feel for what the rules are, plain and simple. Is she a deadbeat as well if she asks what happens in the heater breaks? Do you expect her to sabotage that and see what the landlord will do in that situation? No... it's a lot of "what ifs" that I think the tenant is being smart in asking and understanding her lease.

I can check if she's paid late in the past. I can check if she's telling the truth about her previous rentals. I can check her credit report to see if it matches up with the one she gave me. All of that is easily verifiable. To assume that she's a deadbeat who just can't wait to mess up this rental is ridiculous.

If the tenant does not pay on time, how will you keep up with your under water mortgage?
