Hi everyone,
Thank you for the candid responses. I just received her application and pay stubs. I called her property management company and was, indeed, told, the building is converting to Condos which explains the increase to $1625-1650/month.
So it checked out. I am floored that a building is now charging that much but it appears that they want to have people buying their apartments and not renting them, they also will be upgrading the gym and lobby areas. So it was a good call for the poster who mentioned that possibility.
She provided her pay stubs and her tax return from last year. She is a police officer earning a very good salary (above 85K) so she checks out on the income. So far, everything looks good. I will be pulling her credit to confirm the report she provided to me...I don't see how she Could have "faked" that report- its 22 pages long with detailed account numbers and charts.
Jake- you are a conspiracy theorist. She does not have some "secret" family or ex boyfriend looking to move in. My reference check will prove that...sheesh!! Take a chill pill, will you?

No one has to be a conspiracy theorist to caution you about the things Jake mentioned. Down the road, she may want to share her life with someone and move them in with her. It's a distinct possibility and to discount that is to put your head in the sand.

I understand where Jake is coming from. However, my tenant does not have a boyfriend or a "secret" husband waiting in the wings RIGHT NOW. I am fully aware that she may get married in the future, or may have a guy moving in with her later on. However, I doubt she will be signing the Lease and then in a week - she will move in her fake husband and 3 kids into the unit..lol.
I also dont look at every tenant as a person who is trying to stiff their landlord..But I guess thats because I like to give people the benefit of the doubt first before I dismiss a potential tenant.

You are the one who said there was something "fishy" about your applicant. Your are right about the credit report. Just advertise that applicants can bring their own reports with them. It will save you time.
