This forum is mostly read and answered by landlords. For actual legal rights, you would need to consult an attorney in your area for proper advice. Many offer a free or low fee consultation.

I agree that I need an attorney's advise but I was under the impression that attorneys do respond to this forum. If I am mistaken I'd like to know. Thanks!

I think that one or two posters may be attorneys but majority are landlords answering with their experiences and lay knowledge on what worked for them or what they gleamed from research for their specific state location.

I was under the impression if you want legal advice, you should hire an attorney, rather than trying to get a freebie. A serious attorney should be thinking twice about handing out free advice, given that they are putting their legal neck out by saying anything.
And how do you know a person saying they are an attorney really is one?
