You say that there are wood floor under the carpets. Just get rid of the carpet. Let your tenants supply their own area rugs if they choose. Home depot has nice ones for reasonable prices. Another option is to put laminate on top of the wood floor - it's cheap and wears well.
I don't see why you are obligated to provide carpet. Personally I hate the stuff.
