2. LPA Rental Binder (held up in court)
-- prospective tenant claimed rental binder was security deposit (court disagreed)
Tenant held property for one month then cancelled to avoid landlord references

3. LPA Property Condition Report (held court)
-- tenant claimed property was damaged (court saw different)
Tenant "lost" air conditioner, damaged plumbing and bathroom tile and decided to move and sue when landlord issue bill statement for repairs
