The wife is MD. A MD has $175,000 income, $272K education loan. in 2009 Feb ~ NOV, got past due only $60 for more than 120 days, finaly got the status of claim filed with government for insured portion of balance on loan.
credit score 638.
The husband has higher credit score, good income.
What made me worry is how the wife handles the financial situation.

Yeah, I'm also very confused at this inquiry. The wife is a Doctor and has a huge outstanding school loan. Considering they generally go to school for 8+ years, I would think the loan amount is reasonable. Additionally, other expenses normally come first, expecially when school loan rates have recently been extremely low. I know my old school loan that I paid off last year was 1.875%. That's practically free money.

How does the wife and husband handle their other outstanding debits? Car payments? Credit Cards? You gotta look at that as well. Do they have so much debt that the minimum payments would whittle the salary income of both down significantly so they are living beyond their means?

The wife did not handle the finance well so that her credit report got "claim filed with government for insured portion of balance on loan" because the monthly payment had been late for 10 months from Feb ~ Nov in 2009. Her realtor told me this candidat simply did not pay attention to this type of the things and did not know it even cpule of collective agents are running after her!
My place is 2-bed room and 2 bathrom, with new hard wood floor before the move-in and within 3 to 6 months, removing the wall paper and painting the bathrooms. $2250 monthly.
