You obviously didnt read my entire statement. I explained to him that I didnt fell the carpet needed replacing, but if he did then I would be willing to pay a portion of it. For him to walk in said I smell dog, need new carpet, you have to pay for it, just doesnt sound right to me. So you are saying that there is no formula? I should just replace atleast 6 year old carpet?

I did read your full statement. Apparently, the LL isn't interestd in your offer to pay a portion of the carpet cost znd he feels he can collect the full cost. Maybe he has experience with this issue in your courts. I guess you are about to find out if there is really a "formula" or not -- in your courts, at least. Unfortunately, judges are not predictable; they can and do rule any way they please on a majority of LL/T issues and you can either acquiesce or appeal. Most LLs are reasonable about the initial condition of the carpet vs. the condition at move-out, but only a judge can tell you what "reasonable" is in your area.
