Prescreening has worked, However....

I have prescreened the 20 plus calls and have 3 who I will show the house (one I already have). Small town, lots of competition for tenants. I showed it yesterday, but it was too expensive for her - she lives in 1 BR now at 550 and this is 2 BR (much larger than what she has)and rent is 750 with mowing. So I am now down to 2 to show and perhaps get applications. So far I've just used the sign in the yard. And, notifying companies HR dept's. I'm worried if these other 2 aren't interested I'll be back to no one (qualified). Newspaper ad for another rental just got me a few unqualified questioning. Ideas? What about bulletin boards in restaurants any luck there?

At the end of my screening, I tell them the rent and ask if it will be more than 30% of their gross income. That eliminates those that don't want to pay what I'm asking, so I never have to show to them.

My large suburban church single department had (back when I was single) a bulletin board to help new members find housing and/or roommates locally.
