Best flooring

Hi!!!!Our earlier tenants have not maintained the carpet well.Its almost 6 yeras now, so we intend to change the flooring. We are planning for laminate. What do you suggest????Help!!!!

Go with cheap carpet again. If your tenants have not maintained the carpet very well, wait until you see what they will do to laminate.

I agree with Jake, you do not want laminate, it is not the nest for a rental. In FL a lot of houses have tile, maybe you can look into that better?

I put laminate in some of my units and it's been a pretty good fit. I got the Nirvana Mahogany one from Lumber Liquidators. You just can't buy the light-weight 6 or 7mm stuff. The 12mm will hold up much better. I go whenever they have the odd lot sales. I picked up 700 sq ft 2 yrs ago for $0.49 per sq ft.
Now I'm just a pack rat when it comes to building supplies. If there is a great sale on laminate or tile I show up and if there is a deal, it ends up in my storage space until I need it.
PS, whatever you end up getting for flooring, make sure you keep some spare material on hand for repairs later on!

about 6 years is the expected life of the carpet. And you did not mention whether it is new.

I use laminate from Sam's Club. Good stuff, foam back alreay installed.
