I want to add, if I were the new Tenant, I would not want to sign the lease either, I would be as concerned as she is, however, I would not request a guarantee on the change of dates because I have enough common sense to know anything can happen with a closing on a house, and this could really affect my move dates, I would have some deciding to do and not leave it up to someone who can not control the situation to decide it.
So, if she is in such a tight schedule, she should be looking for a place that is already vacant and will be ready for her on that date. The LL has more time to address any repairs and find another tenant that is not in such a tight schedule. A better fit for everyone.
