I agree with Jake, you do not want laminate, it is not the nest for a rental. In FL a lot of houses have tile, maybe you can look into that better?

Don't do tile! Our first tenants cracked tiles in the living room and once it's down, you can't fix it. You can't even get replacement tiles after a few years.
