My logic is for this property. (BTW, I am thankful we have such a hot market for this property.) So people using this must adjust pending there location and property upgrades.

#1 guarantees that one person makes the 3X

#2and or 3 and 4 put together must make up the rest.

I know for a fact that we do not have to allow three roommates to make the total income required together. Because of this market, I do not have to have a situation where three adults earning 3k a month gross and make up the total income. If the market shifts, I will shift as well but for now this allows a higher quality of renter. Also I might add how many people making 75K a year want 4 other adult roomates? Oh OK-LL you make me question my criteria but it seems to work out well.

What about the question? Do I have to call back if they do not meet criteria? Am I required to show even if they will not qualify? If the answer is yes I swear I may charge a lookie loo fee! If I had charged $1 per head of all the people walking through the home I would probably of made $700 or more. I am joking about the fee, not the number of people wanting to take a tour. That is too many!

I never show to those who cannot pass the screening criteria. It is simply a waste of time.

If I used a letter, I would not call those who do not qualify either.

Maybe in your pre-screening letter you can put in a sentence that states: \

If applicants do not meet requirements as noted above, they will not be contacted. Thank you.

I just wanted to make sure there was not some law that because someone wanted to see the property I had to show it.
