Just a question that has kinda been bugging me. Why would a tenant make major improvements to the house and property and then move out and leave it? They wanted to buy it but decided 4 months agao they couldn't but wanted to stay. Now they are leaving eveything they did to impove it. Doesn't make sense to me.

I think you answered your own question.
They wanted to buy it and though the improvements were going to be for themselves.
Looks like their circumstances changed.

I hope the "improvements" are good ones that helps the value of the property!

I chalk it up to a tenant's high regard for their own standard of living. I have a tenant of 5 years who has installed travertine countertops, upgraded all LL-supplied kitchen appliances, and built a 20' x 20' deck on my rental property. These upgrades were done by professionals and paid for by the tenant. I explained to them at each request for permission to make these improvements, that whateever they put into the property belongs to me as soon as they install it, and they acknowledge in writing. They don't contemplate ever leaving this rental and have asked to buy it, but I'm not selling and have told them that. They want to live the way they want to live, rental or not, I guess!
