Some require a license copy. There are also other things to consider about dogs. You need a number limit and a weight limit to control the size and number of the dogs. You also need to rule out vicious breeds...especially Pit Bulls and Pit mixes. Be aware that Pit Bull owners will try to pass off their dogs as a boxer or some type of other "mix." A weight limit of under 20 pounds will help eliminate this problem. Get a photo of the dog with the owner so they can not switch on you later. Prohibit any other dog from saying in your rental as a "visitor." Be ready for cats and the problems they present too.

I require proof of vaccinations, pet licensed within 2 weeks of move-in (if from another area), and I prefer to meet the animal in their current home to see how it reacts to people coming over and it's effect on the condition of the current apt.

You need to have a 'Pet Agreement/Addendum' that states what is required to have a pet in your rental. Licenses, vacinations, emergency contact person, vet's name and address, weight and breed restrictions, etc. are just a few of the requirements you need to consider. Also the terms under,that the pet might have to be removed for violations.
