Best advice is don't rent to people with pets.

I know there are a lot of responsible people with pets out there but the reverse is also true.

Couldn't agree more. The best way to avoid pet problems is to not allow them.

Has any tenant ever improved the value of your property? I love dogs but don't want them in my rentals either - problem is it can take 4 months to find a qualified tenant without a dog near me. 4 months at almost 2k/month can buy a lot of repairs.
