2 families want to rent my 3 BR 1 BA house

Have ad on Craigslist. Man called and said he, his pregnant wife with 2nd child, his cousin and cousin's wife want to rent my 3 BR house for July 1st move in. That is a lot of people, 2 whole families in a small house. Have not had this issue in past, maybe due to bad economy, people are doubling up? They are willing to do the credit/background/criminal check and come up with 2 mos. deposit plus 1st mos. rent. 2 families (6 people) jammed into 1 house may present problems and issues. What to watch for, legal issues, etc? Please help! I use LPA Application and Lease + Lease Addendum. These people speak broken English. Can such understand a lease, etc.? My gut tells me NO, but do not want to be discriminatory. What to do?

Does their income come out to be 3times or more the rental price? I would make sure each couple qualifies on their own and it's not combined income between all of them.

I wouldn't do it. 2 families in a 3 bedroom home is asking for problems, high traffic in & out, cars, parking, neighbors, instability. What if one couple leaves? They must all be responsible, but the wear & tear. This would be a flop house for these people who feel they splitting it with each other and are only responsible for their half. No one will have pride of ownership (tenantship) of your home.

STAY AWAY!!!!! These people will use your house and turn it into a dump. I've seen it happen to other properties. My parents rented their old house to a Hmong family who said they were having the brother and his wife stay with them. Yea... it was FAR more than that. 6-8 cars in the driveway/street every day, claimed they were just visiting when asked about it, totally ignored any sort of upkeep that may have cost money to them (cleaning supplies, a broom, a vaccuum cleaner), and overall were totally manipulative. Even with all of this family and money saving techniques, they balked at paying rent on time. They gave a lot upfront like this couple is proposing, but then used that against my parents every time they were late on rent. "We gave you all that money up front, just use that!".
In short, I'd definitely just stay away. There are far better options.

Living with varied and extended family is not uncommon in many cultures. My city/county as a specific set of occupancy codes which requires a certain minimum of living room space & bedroom space in accordance with the number of occupants. You should find and review yours, just to be sure you stay in compliance. Forget about "families". You are being asked to rent to 4 adults and 1 child. It's up to you, but that looks like less wear & tear than the usual 2 adults and 3 children. Your call.
