Tenants want to extend Move Out date by 2 weeks, possibly a month, My question is should I allow it?
Pro’s for extending:
1 customer service
2 being nice
3 I will charge them fees for accommodating them: $200 legal fee to consult attorney on legalility of issue; $150 fee for reprocessing exit process (already processed move out forms and inspection ) ; $50 month to month premium . (anything else some of you can think of to cover my expenses for reprocessing a move out notice )

Con’s for extending:
1 July is the best time of year to find new tenants, if I wait I will lose an abundance of prospects.
2 I have to consult a lawyer because this is rent controlled units ( they are paying market rent – 1600)
3 some law about if I accept any rent payments then this nullifies their notice to vacate and they can stay and since this is rent controlled then they can stay indefinably, sounds good, but then since I know they are moving out any time soon, I would rather get a 1 year lease tenant.
4 I did these tenants 2 good deeds prior, and no good deed goes unpunished, their behavior afterwards were unpleasant and unappreciative.
5 the prospective tenants (at least 10 people) that have been calling about my advertisement will be put off because of this delay.
6 these tenants gave me 60 days notice (even though only 30 is needed in California) and they called on the 19th of the month when they are supposed to vacate by the 30th ; acting oblivious and disrespectful to my needs.

Why don't you just say no instead of nickle and dimeing your tenants to death. If your objective is to be "nice" this is not the way to do it.

I would go with not giving them more time, but be very careful as that still doesn't mean they will vacate as agreed. They can still decide to stay and force you to take action to remove them legally.

I wouldn't do it. In your own words, they haven't been nice tenants. Why do you have to put yourself at out of time and more importantly money, for them? They aren't your best friends.

Tell, them that you won't be able to extend the lease because you have a new set of tenants already moving in. Plain and simple. Don't bother with explaining to them all the extra costs that they will have to cover such as the lawyers feee, and paperwork processing etc. That will ignite them to possibly damage the unit before they move out.

I wouldn't do it. Our experience was a long distance rental, but we allowed them an extra month and since we were in a very small town 5,000 college town, we missed the influx of people. Our selectiona of qualified candidates went way down.
There's no reason you need to extend.

I wouldn't grant the extension. Especially if they have been "unpleasant and unappreciative" toward you. As many of the LL's on here have mentioned. You are running a business not a charity. Tell them again per the lease agreement that they need to vacate the premises. If they are still there past the lease end date they will be considered a "holdover tenant" at which time you can start eviction proceedings to regain posession. However, I may be wrong because you live in a rent controlled state.

I wouldn't allow it. Not sure how your laws relate, but in my state if I don't allow it and they stay in holdover I get 2x the rent amount. So if this were my place I would deny and inform them that they would have eviction filed against them and be held for 2x rent for time spent if they stay.

Told tenants, that I could not accomodate them because I have a waiting list of tenants wanting to move in, and that I will lose them if I extend. And that the rent control laws penalize LL for doing this also; which is true. If I do extend the move out date then they become new renters under the "RC" laws.page 357 of the Nolo "The California LL Law Book Rights and Responsibilities".
