They always paid in cash? Hmmm.... have you checked out your place for a marijuana room or meth lab? 100% of the time I've gotten paid in cash, that's the case. They need to stay clean and keep everything from the IRS, so they deal solely in cash without their money touching a bank. Hard to see a reason a tenant would want to pay you in cash every single month.

Another thing, be prepared for them to say "I paid him, but I didn't get the receipt that month". That's the issue with dealing in cash. They have no traceable way to find out if that's the truth or not. I'd strongly advise against all cash tenants.

I've never had a judge fall for this. The last time a tenant claimed no receipt, the judge said that was tough, tenant was a grown woman and it was her responsibility to get a receipt!

You're right. I'm just playing devil's advocate on this case... I can't imagine a judge believing the no receipt story now that I think about it.

I hear what you're saying about "cash only". On the other hand, I only use cash. I go to the bank deposit some & keep what I need to pay bills & what not. The bills I can pay in town, I pay w/ cash. The ones I have to send, I get money orders. I don't have a checking account or credit or even debit cards. Everything I buy I pay cash. I'm not a druggie. That's just how I prefer to handle my income. Of course I save receipts for everything. I agree w/ you that they may say they paid. But I've got receipts for all but time they didn't pay. I think the judge will look to them to prove it w/ receipts they don't have.
