Tenant (lives next door) refused my husband from putting our hose to water a lemon tree in the back yard. Received a letter today from her stating the AZ article of a two day request to enter premises. Do I need premission to water the front yard. Can I evict her for killing the plants? She tore out half of my bushes in the front yard.
She lost her job a month ago and I was hoping we could evict her on failure to pay rent. She is very familiar with her tenant rights ( she met with a city rep today). Funny she can't find the time to leave the house to look for work but can find resources to help her pay her bills. She continually throws out she is Jewish as if it a Privledge (I am 1/2) also she speaks badly of Hispanics (my other 1/2).
She lost her job over a month ago so i told her to stop feeling sorry for herself and get a job. She called my mom (the owner) and told her I was yelling at her. The woman takes an anxiety pill and has stated she has wanted to end her life.
I know I need to becareful with her she could hurt me or my children.
What should I do?

Stop talking with her--be polite, greet her and that's the end.
A jew is not a protected class, but apparently she thinks she is a J.A.P. and entitled. Thankfully, not everyone is like this!
If your mom has her application, and if, on that application is next of kin or contact ph # for other family members, and if your mom feels comfortable, she may want to drop a dime and call and let people know that the person may be suicidal. She might be crying wolf for the attention too (99.9% likely), but she might not.
Your mom is the owner. Your mom is the one who needs to step up to the plate, inspect the premises with proper notice, issue Cure or Quit notices, and evict if she doesn't pay rent. Your MOM, as the owner, does this--NOT YOU unless you are the formal, legal property manager with all rights therein, in writing.
I doubt you'd need permission to water her front yard as long as you do not step food onto the property. That would be trespassing. A hose with a special nozzle can reach far if the water is turned on all the way. I could be wrong, though, but I don't think water can be guilty of trespassing.
Have you seen other indications of instability, things that would cause you to fear for your and your children's safety? Dirty looks don't count.

When does her lease end? If it is month to month, you can either just not renew OR tell her that she has to be re-approved before you renew her lease and because she is unemployed, you can opt not to renew because she no longer qualifies.

Your mother the owner of the rental property needs to take care of this situation and not renew her lease or evict for non payment of rent. As far as the watering it's correct that western states have certain days only they can water. However if you're watering (water will go where it will go.) Also, your mother could authorise you to take care of the plants. 1. If the bushes she removed were on the rental property she's liable for damages and it should be addressed at the security deposit time or small claims after she is out. You should not have conversations with this person about jobs, or anything. The less you have to do with her the better. The landlord needs to deal with the problem.

If the tenant is paying the water bill should you be able to use the water for your own purposes?
