Hardwood floors

So at the property cleaning up from the last tenant. Isn't it funny how they say it is all clean but then you get ready to do some shinning and you find dirt, moths, cat hair, grease and soap scumb after you are actually looking at the property? (sigh) A lot of work to be done!
On to the real issue. As I was on my hands and knees cleaning up the cat hair left behind by the tenant I find that my brand new hardwood floors have a huge gouge!
Here is my question. If I have a tenant who is wanting to move in on July but the hardwood floor company can not make it to the property to fix it until after then who bares the expense? I can't have a tenant move in and then disrupt his life because the last tenant required work to be done. Now if the last tenant had notifyed me when this happened there would not be a loss in time as I would of had this lined up to get the work started day one. Instead he hoped I would not find it? Geeze if he had actually cleaned the floors like he said he did then maybe I wouldn't have. hee hee.
If I have to discount the new tenant because of the inconvenience does that fall on the old tenant due to his negligence, damage and violation for not notifying me?

Oh gosh, what a pita! I feel for you! How big is "huge"?? And where is it? How long before the company can make it there to correct? What date? I know how you feel! I've had my share of those issues too! ugh!

Get an estimate and charge the leaving tenant for the amount, taken out of that tenant's security deposit. Find out how long the repair will take. Maybe it will only take a couple of hours. The old tenant should NOT have to pay for the inconvenience of the new tenant. You should have given yourself plenty of time to check the place, address issues, and get a new tenant in when the place was ready, but that's JMHO.
Was the gouge hidden under a rug or furniture? Did you notice it during any of your inspections? Any idea what caused it?
I never believe a tenant when she or he tells me it's clean, spotless, etc. They have a different standard than I do...obviously dust, dirt, cat hair, hair balls, grease in traps, dead flies etc is not clean.
