"I also saw a good clause in another lease online which I will use in future leases: "if landlord finds any unauthorized pet on the property (during an inspection for instance), landlord has the right to call animal control immediately and have the animal removed".

This clause would get you into trouble, Georgia law requires a "Notice to Cure" be issued for any violation of the lease first so tenant has an opportunity to cure the violation. Second, Georgia law States that an animal is propety under the law, which means you could be charged with theif. Learn your State laws before you get into serious trouble.

I have received a picture of the dog and seems ok, I'm going to include the picture of the dog in the lease as the approved dog. I am pretty comfortable that (now if this person follows through it will be an ok situation.). I question now that I am asking too many questions and this person will back off. We'll see.
