The tenant will get the keys when a policy is produced. If you pay the premium you should add it to the rent. Pay directly to the insurance company. Do not filter it through the tenant.

How much mothering does a tenant require?! I've looked at insurance company websites and I haven't found one that lets the landlord purchase it on behalf of the tenant. It looks like a contract between the renter and the insurance provider, not the landlord. I have no problem requiring proof they have the insurance, but doing the work for them is micro-managing and no one likes a micro-manager.

It is through the tenant, technically... I give a policy to my tenants at the lease signing. It's in their name, they sign for it, but I pay for it. It only costs me $160 a year per apartment and I build that cost into the rent. Just a little peace of mind for both me and my tenants. I advertise the place as coming with free renters insurance... Most tenants have no idea how cheap it really is.
