tenant pay the rent late but she didnt pay late fees, sewer and trash she argued with me to freeze the late fees becasue she paid rent on the 21 and should to stop there but in previous months took 2 months to collect late fees so i said to her i would freeze it as long she deposit the late fee inthe exactly date she tells me, now she paid rent and not sewer and trash she said"i forgot" so at thispoint i am tired about her lies and her game can I send a 5 day notice becasue she didnt pay late fees, sewer and trash?

Paid late fees on the 21st? I will be in eviction court on the 26th.You need to speed up your process and stop being taken for a ride.
