She said to me that she would pay the late fees by june 29, on top of that I belive she is subletting the house.
she cancled the gas in her name at the bigining of june and becasue i have this arrangment with the gas compnay not to turn off the gass i found out i have a bill for almost 13 dollars. I turn off the gass so i guess now she has to turn it in her name or who ever is living there .
she argue that she paid the rent and she paid alwayslate fees but the thing she pay them when ever she wants not when it has to be , i want to send he r the5 day notice but jjust i want to be sure i can do it becasue she paied the rent just it isbecasue she doesnt pay the late feessewer and trash and gas bill. so it is correct to send the 5 days for late fees sewer and trash and gas?

this is going to come across as real rude but perhaps part of the problem is your inability to communicate adequately. of course tenants should pay on time but you should also know how to be a landlord.

Deadbeats never understand how to pay their bills no matter how you tell them and in whatever way. That is why they rent. They do not know how to pay a mortgage. About communication skills..You can be this person whose english you criticize knows how to count money and has more of it to count than you. I have never seen an immigrant business person yet who did not have a pocket full. And, you know, they pay in cash.

So what do you suggest I should to have done from the bigining? The tenat is at fault not me? she/he is the one who doesnt pay rent or late fees or other bills. if she moved out and if she is subrenting it was her deciscion to do so. and she isin breach of contract so what should you have done different as a londlord? now that you said i am a bad landlord.

So as you said i dont know how to be a landlord would you mind to tell me "how to be a landlord" when tenants does not pay, may be i shouldnt be consideranted and never give them not even one chance, go direct to the office and file evictions streight away.

You are doing OK. File for the eviction. When the forms ask for who you are evicting you should give the tenant's name along with "and all others" to make sure you are also evicting the sublet.

When you post the P/Q notice you are giving them the chance before filing for FED.
