Wait, are you having them fill out the full application before showing them the place? I just have a single open house day or weekend, but I set up appointments every 15 minutes for people who e-mail ahead and complete the LPA Prescreening Card. I tell them to have pay-stubs, license, and all of the information that they will need to fill out the application along with a check or cash for the application fee. If they like it then they apply right then and there. It's a high pressure sales move. I have yet to have an apartment sit on the market.

Neighboring building put up signs, sit vacant for months, they get an occasional showing with no follow-through.

I like your idea.

Can you tell us what you will do next if you have multiple applications interested in renting? If you process 1 at a time and waiting for them to sign the lease and put down deposit,it may take at least 1 day or 2 days. What if the approved tenant walk away? I had bad experience of processing applications in sequence order. Some people just throw you an application form, then walk away ( that is the down side that I can not collect application fee as I am remote ). I can not process the next application until hear back from them. Is it ok to process those applications in parrallel and approve multiple people, whoever put down deposit will get it? It is hard for them to put down deposit I feel..
