i rent a warehouse and the tenant is way behind on rent. he was paying extra rent to get caught up, but this month had no money for rent and said he could not even make payroll. looks like i will not be able to get rent so can i change locks and keep his equipment untill he pays all back rent?

What does your lease say? How about your attorney? Much better places to start than an internet forum.

Depends on your state. Commerical is easier than residential. In many cases, yes you can lock them out. but check your specific laws first.
