Tip#1. Sorry for the poor language. Will keep that in mind.
Tip#2. From the phone conversation, I said I will take it if he could provide me his recent credit report e.g. reported within 3 months, otherwise, I will run it by myself. I guess the issue has been sorted it out, as I just called him and explained the situation, and he is fine with that so far.
Tip #3. I was processing the applications in parallel and forgot to call back to reject his. It comes to another question, how do you process it if there are multiple applications submitted almost in the same time? Because I am remote, I can not take deposit immediately. It takes a few days to make tenant to sign the Lease and take the deposit.. It happened that approved tenant walked away before putting down deposit..and it is hard for me to collect application fee..

Collect the application fee FIRST. You might look into a holding fee too--find out the legalities of this. Make sure you know the laws for your state where you are renting your place. Be sure you have authorized signatures to do credit and other checks...emails don't count usually.
Pay attention to the details, like calling people back, etc, or you're going to have more problems.
