You should give the tenants the inspection checklist which notes any existing damage or defects found by the landlord. The tenants should do their own inspection and note any additional damage or defects found. A copy should be returned to the landlord in so many days or the checklist shall be deem to be correct. If the tenants fail to return the checlist as required, make a note on your copy and file it away till the tenant moves out. You can decide if any additional damage or defects are worth taking care of or just letting ride.

Why not? If you screen well and do complete background checks and the tenant meets all your requirements, then you have the best of the best in tenants. So there should be no reson to fear anything from your new tenants.
On the other hand, if you fail to do proper screening and background checks, why would you even give the tenant the keys to start with?

I handle it the same way. I do a walk through and note dings, etc. give to the tenant both copies and say to look to see if it's what they see. And, make what notations they think on the sheet and return both sheets. I return to them one copy and keep one copy if disagree will note. So far have had no problem doing it this way.

I do the inspection list this way also. I don't want to be nitpicked to death by a tenant over items that would never even be on my radar. Presenting them with a list draws their attention to the items on the list and letting them do the initial walk-through on their own allows them to do it at their own speed without me pressuring them through it. As stated above, no response within 5 days means they accept the list as presented without alteration or addition.

Yeah, pretty standard here. I fill one out with everything I note, any small dings or concerns with floors and/or walls, then, upon going through and signing the lease, as I make copies I let the tenant walk through to note anything else if they would like and I would review it before signing and copying it for them.
