I do the inspection list this way also. I don't want to be nitpicked to death by a tenant over items that would never even be on my radar. Presenting them with a list draws their attention to the items on the list and letting them do the initial walk-through on their own allows them to do it at their own speed without me pressuring them through it. As stated above, no response within 5 days means they accept the list as presented without alteration or addition.

Yeah, pretty standard here. I fill one out with everything I note, any small dings or concerns with floors and/or walls, then, upon going through and signing the lease, as I make copies I let the tenant walk through to note anything else if they would like and I would review it before signing and copying it for them.
