i know the tenant that moved, him and his girlgriend has alcohol problems (officer even told me that)and he had complained to me before about this tenant being under his carport when he gets home from work, put his trash in with his and even admitted to getting his newspaper out of his mail box reading and putting it back, i know he is not dealing drugs or doing drugs and i have never seen or heard of any drugs over there.
the one i am dealing with now has threatend me all along he will end up with that place, always looking to sue even wanted to sue the water dept. for putting bleach in the water, his wife of 25 yrs divorced him for failure to contribute to the house hold paid his first months rent and put the electric in her name just to get him out.
when the tenants had this problem in march i ask the one i am dealing with to stay over on his side.bit still went over there to drink his beer then april 1 the other tenant had a problem with the laws out there early morning i was out there too.i told him verbally they were going to have to quit being a disturbance or he had 30 days to move. he was out may 3 i did not hear of any problems between the time i talked to both of them in march to that april 1 then mid april is when he told his probation officer he had a problem next door.but, none of this ever started till he knew i was serious about selling my places, i even told them both last year i was thinking on selling, if they even wanted to buy. the tenant that moved had been there 10 years with no problems i am aware of till this march. this one has been there 2 yrs 8 mths.

he is not accussing the tenant of dealing drugs he claiming of drug use and that i was aware of it (but i am not) other than lots of alcohol which is just as bad! but he never called to tell me of any problems.

Quit with all the drama and get a lawyer to evict him for non-payment of rent. Don't communicate with him or go over there until it's over. You are way to caught up in all this stuff that doesn't matter. It's a business so treat it that way.

this was my thought also - WAY too much drama and interaction in the tenant's lives. from all this rambling and the TOTAL unprofessional stance of the landlord, perhaps someone is smokin'some of that stuff.
