Tenant staying beyond lease term

If a tenant ignores the end of tenancy date and chooses their own date to vacate beyond the 30 days notice to vacate, may the landlord inform the tenant of a per diem charge to be deducted from the security deposit for each day the tenant remains in the house beyond the end of tenancy date?

If your state ends the lease at the end of the term without notice required and your lease does not allow for holdover converting to M2M, or if you have given or received proper notice to terminate tenancy, and the tenant is holdover, you need only go directly to the courthouse and file the eviction action; you are not required to post any type of notice to pay/quit or cure/quit. Do it now, while you can find the tenant, so you can ask for a money judgment. Many states allow 2x the daily rent for holdover.
