Intent to Vacate future date (more than 30 days)

I stay in IL and my lease is expiring Aug 31st. My current lease agreement requires me to give a 30-day written notice to vacate. I received a lease renewal option for period of 10 to 12 months and they are not offering any short term lease for 3 months. I would want to just stay for 3 more months until Nov end; will it be valid that I can provide a future date of Nov 30th on my Intent to vacate notice before my lease ends.

If your lease expires on August 31 you must either sign another lease or give notice before the end of July. Do it by certified mail and keep the mail receipt. You will not be able to pick a date that you want to leave beyond the end of your lease. However, you may ask your landlord if you can go month to month until the end of November.

The intent to vacate is used to provide the landlord notice that you wish to leave prior to the expiration date, not after. If you choose not to renew, or you both can't reach an agreement, then you would have to vacate when your lease expires. If you stay, you are holding over, then the landlord could start the eviction process to kick you out and take back possession. 735 ILCS 5/9-203 states that if you willfully holdover, you can be charged double the monthly rent, but that's if your LL knows about that. I would try to work something out to stay the extra three months, otherwise you need to start looking for a new place to stay. Make an offer to pay a higher rent amount to see if they'll let you stay for three months or see if you can find a new tenant to move in after the three months. Either one of these might persuade the LL to let you stay. It would work for me, exspecially the later.

I can understand the LL not wanting to give you a 3-month extension, or 3-month lease, or whatever you all it.
Depending on your area in the country, it's often difficult to get tenants "in" and the place rented for December, not only because of the holidays, but also because of the weather! Who wants to move close to Christmas, in the snow?
