I do not recall saying anything about a "quit or pay" in any of my posts... wow.... did you actually read that ? or did you "read into " something in my posts ??

how do your tenants view you ??? do you put words where they don't belong ??

In NJ you do not have to post a pay or quit notice for non-payment of rent. You are allowed to file for eviction straight away. However, many LL post it anyway just to cover bases and possibly letting the tenants know you mean business, putting a fire under their buts to hand in the rent asap and not to be late again.

If you want your tenant to stop paying you late...you post a quit or pay...they will pay and avoid getting one in the future.

If you want to just complain about it...you can keep doing what you are doing.

If you just want to know when you can charge late fee...you already know that and didn't need to post a question here.

frankly, you didn't even make it clear in your first post that you were the landlord and not the tenant. then, you didn't make it clear what is was you were seeking here.

So..if you don't like any of that..what are you looking for here? Are you a troll?

    I had a businesswoman tenant who (I think never had to pay bills herself). I would "remind" via e-mail "rent" or "late rent" She'd bring it down (I only have 2 rentals). Luckily the other couple tenant was always on time. She paid, but maybe not always on the dot. This reminder worked. I wouldn't have to remind every month, but didn't want to deal with the late payment charges. But made sure if it was the 3rd day I would send reminder.

    For the most part, people are quite productive and helpful on this forum.

    However, KatieKate...I find you very presumptuous, assuming and you clearly don't have reading comprehension. All of that lowers your credibility and the advice you have to offer here.
    Defining if I was or was not a landlord made was of no consequence to the question/s I asked.
    It was also pretty clear I was not making a complaint, instead I was asking a question and trying to determine what is defined as "late", considering I have a clause stating the rent is due on the 1st and if payment is not received by the 5th day, a late charge is added.

    I asked the question in preparation for a late notice I will need to produce to the tenant. I was unsure if the letter could legally be sent on the 2nd or the 6th. It's only natural to want to nip the bad behavior in the bud before it becomes habitual.
