I like to be proactive in these sorts of cases.
Try to work with the tenant before it blows up.
See if the tenant will pay and additional month of rent (you already have one month in the SD). If they pay it..get them to sign a lease release (so you get possession back legally), then let them go without a fuss.
If you wait until July and there is no payment..now you have to go through the entire legal process of posting 'quit or pay' and filing for eviction (even though they are gone, you need a court to give you back possession if the tenant doesn't do so willingly).

Oh... yes, you always have to send a settlement statement...
you will list the rent as the charge against the rent..also any cleaning or damages.
be sure you send it to the tenant within the time required by the law.
