The law you state relies to month to month tenancies where a 30 day notice from the landlord or tenant is required to terminate the lease, etc.

Your tenants lease has a definite term , July 31. The lease ends period, requiring no notice.

If your lease has terms that that the lease rolls over into a month to month automaticaly, then the new owner would be required to issue a 30 day notice to terminate the lease.

So the buyer could require the tenant to be out as the lease has ended, and start legal proceedings to remove the tenant if that's nessasary to do so.

I see it that way too.

I sent an email this morning to the tenant. I expressed my sorrow at putting the tenant in this position, but I do not want the tenant to be 'blind-sided' by not getting a notice at all. So, I sent a 'notice' and explained my mistake.

When the lease was written (7 years ago) I never considered what happens when I sell. (I never intended to sell this property). I explained my mistake and offered to help the tenant with great references and defense against the new owner if there is any question of withholding deposit. (this buyer is acting now like a real slime..I don't think it will get better after they are the landlord).

    This just does not seem like a good enough explanation for your lack of consideration. What are you doing to make it right. A 30 day notice does not seem like enough for a tenant of seven years. You should hope your buyer closes. Because, your tenant will leave you anyway. They understand now that the house can be sold out from under them without proper notice or any consideration.
