I just adopted a NO pets policy. I'll probably cave in if I have the place vacant for too long but right now I am furious about the condition my house was left in when the tenant moved out. The Cat urine smell is so strong I ripped out all the 2 yo carpeting and the place still smells even after a complete cleaning and painting. I think I may have to refinish all the floors too. no amount of money will entice me to go through that again.

Make it a condition of rental for all pet owners to ...
Surprise inspect the current living conditions of pet owner's, prior to committing to rental, to ensure that the prior premises were maintained. (The only reason for cat urine smell in the carpet and hardwood flooring is because the pet owners did not provide clean litter for the cat on a regular basis.)

I am done with carpets. When I was at Lowes yesterday inquiring about carpet tiles ($3.50 a square foot), I was shocked how cheap the bottom end laminate flooring (looks like wood) was. Like 65 cents a square foot. You basically lay it on the existing floor, lock it together - simple, and put quarter round molding around the perimiter. Anything gets damaged, you can just open it up and replace the damaged boards.
